We typically work in the following stages, however understand that no two projects are the same. We are most happy to discuss the provision of services in a staging that might better suit your specific site and project.

Working closely with clients, we aim to maximise efficiency in planning (making smaller footprints work harder) with small interventions for big impact. We know that architectural drawings might seem like a complex indecipherable language, so actively put pen to paper to bring the project to life to communicate to our range of clients.

SCHEMATIC DESIGN and development approvalS

The initial design stages involve the development of a cohesive, detailed brief and scope of works from which to discuss a design and budget. These stages may include (but not be limited to) the following:


  • Meet with the client to discuss brief and other requirements

  • Provide recommendations for specialist consultants if needed

  • Measure existing building (if necessary)

  • Assess authority regulations

  • Provide design options that respond to the developed brief and site regulations (plans, sections, elevations, visualisation)

  • Develop a single design following client feedback

  • Prepare the Town Planning / Development Application where required

  • 3D sketches, renders and visualisation if required

construction documentation

Once the proposed development has planning approval, we prepare drawings, details and schedules to enable the construction of the project, including (but not limited to) the following:



  • Drawings such as plans, elevations, sections, details, joinery drawings, glazed door and window schedules

  • Written specifications

  • Prepare documents to enable the statutory approval to construct the project (Construction Certificate)

  • Assist the client to tender or negotiate with contractors to cost and construct the project

CONTRACT ADMINISTRATION

The architect acts as an impartial client representative during construction. Engaging your architect for full services, to administer the contract on site provides a range of benefits and can help to preserve the intention of the architectural design. Contract admin services include (but are not limited to) the following:

  • Prepare the contract documents and arrange for the signing and execution of the building contract.

  • Report regularly to client regarding time, cost and progress

  • Visit the site periodically to observe the general conformance of the construction works with the building contract documents

  • Review shop drawings

  • Provide the contractor with supplementary details and clarifications

  • Assess building contractor claims
